Facilities Manager Fulfillment Center

With locations in Seattle, WA; Reno, NV; Columbus, OH and Bethlehem, PA, our team is excited to be changing the way people shop every day - and we are just getting started.       As a member of the site leadership team this position is responsible for overall Fulfillment building operations, including managing the maintenance and performance of the building mechanical, electrical, plumbing and general building conditions, as well as all equipment (MHE, rolling stock, support equipment), housekeeping, and building grounds. Provides engineering and technical support, and supports network strategies of the overall operations.    Lead a team of maintenance professionals in support of building and network operational goals and objectives that results in accurate, on-time delivery of all packages to our customers. Develop and manage facilities operating budget, including short and long-range capital budget for building, equipment and grounds.   Develop and manage capital spending budgets, as well as perform cost analysis, ROI, and help facilitate project planning. Obtain quotes, reviews specifications, selects vendors and reviews invoices for payment. Provide weekly, monthly and annual KPI reports focused around building performance to budget, preventive maintenance completion, work order backlog, inventory accuracy, and other reports as needed.  Plan, schedule, and direct staff external contractors in the housekeeping of buildings and grounds. Develop and maintain an operating budget to ensure that such housekeeping is carried out on a cost-effective basis.  In partnership with Procurement, establish and manage contracts for servicing of items such as lift equipment, housekeeping, cafeteria, HVAC, fire system, emergency generators and UPS systems. Negotiate price and service levels. Work with legal and procurement in writing contracts.  Responsible for overall spare parts inventory management, including critical spare levels.  Manage spare levels, develop strategies for effective spares management, as well as reviewing inventory usage, inventory accuracy, cost and spending savings.  Partner with Safety Leaders to understand, implement, and audit safety programs. Ensure that all associates are working in a safe environment and all policies and procedures are followed at all times.  Ensures safety programs and practices are consistently administered throughout the department. Partnering with safety leadership to ensure site is compliant with OSHA, NFPA and environmental regulations. Manage building and network projects, including capital improvements, asset replacements and construction.  May also be involved in process improvement projects as needed. Create, monitor and audit preventative maintenance programs to ensure accuracy, effectiveness and applicability to maintain equipment in optimal levels for production. Champion housekeeping throughout the facility and lead initiatives to help create an environment where everyone owns the appearance of their site. Serve as member of site leadership team and act as key influencer for change management, build relationships with operational leadership to ensure priorities are aligned and have working knowledge of all operational functions in the facility. Develop training programs for all equipment and build training to develop maintenance technical skills, as well as help build their professional development. Partner with operations on initiatives for implementing continuous improvement projects as well as participate in Kaizen events.  May lead CI projects, including Kaizen events as well as provide support through team member assignment and application support.     QUALIFICATIONS Bachelor's degree in a technical discipline (Industrial, Mechanical, Electrical) from an accredited university or equivalent experience or minimum of 10 year managing equipment installation, teams, and performance at a highly automated, high volume facility, or equivalent military experience. Above average experience utilizing EAM/CMMS programs (eMaint, Maintenance Connection, Infor, Maximo, or similar systems) Five years management experience with focus on leadership and skills development. High degree of electrical and mechanical systems experience combined with a knowledge of all the construction trades is necessary. Strong leadership, staff development, interpersonal and communication skills are required, along with cost and budget analysis skills. Strong computer skills are essential. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
